Deposit and Cancellation Policy This is a privately held condo and not a hotel. WE do not deal with a walk in clientele. If the reservation is made for arrival within 90 days, then full payment is required at the time the reservation is accepted. If the reservation is accepted for beyond 90 days before arrival, then there will be a non-refundable deposit paid of 25% of the total purchase price to be received to hold the apartment. If a cancellation is made after acceptance of the 25% deposit and still prior to the 90 day arrival, the guest will forfeit the 25% deposit. The guest leaves the apartment at the check out time of 10:30 a.m. so that the cleaning crew can make the apartment ready for the next guests who arrive this same day. That there is no damage done to the apartment other than normal wear and tear and nothing is missing. Final payment due 90 days prior to your arrival ! For cancellations between 60 and 90 days before arrival the cancellation fee is 50% of the total rental costs. These fees apply whether or not we re-rent the apartment. Within 60 days the full costs of the apartment will apply. All cancellations before 60 days must be in writing to American Dream Vacations Inc. American Dream vacations recommend that guests take cancellation insurance. We have provided a reputable insurance company through whom one can purchase this insurance desired. We have made an investigation of various insurance companies and like what we see with Travelex Insurance Services. You can go into their web site directly from here so bookmark us first so you do not loose. When you get to the "Purchase Insurance" page, Travelex will ask you for a location number. It says the number is located on the brochure. Since you do not have a brochure please use Our agent location number which is 30-6181. You must use this location number to purchase cancellation insurance for any of our products. You may include other items for the same trip that are purchased separately from another vendor. The coverage is quite comprehensive and we recommend you look through their web site before purchasing the insurance to see exactly what you want. Be sure in all cases to put our number, 30-6181 when you first get into their home page. This will give you special rates based upon our type of products.
